Besqab Completes the Acquisition of Development Rights for 82 Upcoming Residential Units on Kungsholmen, Stockholm
Besqab AB (publ) (“Besqab”) has today taken possession of the development rights within Paradiset 23 on Kungsholmen, which were acquired through a corporate transaction with Fabege in September 2025. The project, named House of Nelly, will consist of 82 condominium apartments. Construction is expected to commence during the summer. The transfer is proceeding as planned, in accordance with previously communicated terms of the transaction.

Minimizing the time between acquisition and construction start is in line with our strategy to operate in a capital-efficient manner. Sales of the apartments have already begun with strong market interest, resulting in a solid booking level in the project.”
The acquisition from Fabege comprises approximately 8,000 sqm of gross floor area (GFA), for a purchase price of approximately SEK 200 million. The 82 residential units are planned as tenant-owner apartments and will be designed to meet Besqab’s high standards in terms of climate performance and energy efficiency.
The acquisition includes part of the Paradiset 23 property, located along Nordenflychtsvägen in western Kungsholmen. Over the past fifteen years, western Kungsholmen has undergone extensive urban development with the addition of offices, housing, and services. The zoning plan for Paradiset 23 gained legal force in 2024 and includes, in addition to new housing, plans for renovation and new construction of office space, with the aim of creating a vibrant new streetscape in the area bordering Stadshagen and Hornsbergs strand.
